THE COMPANY: 

Acquiring their first property in 1960, overseas investors continued to acquire more properties expanding their portfolio of multi-residential buildings across the Kitchener/Waterloo area.  The investors consist of a family that has tremendous success oversees strategically investing in Canadian properties for a total of almost 800 rental units.  They add to that portfolio a small commercial building as well. 

THE OPPORTUNITY:           

The operations and administration function is managed by a 3rd party property management firm.  Capital repairs and projects are managed in-house by the family, currently.  As a result of the family being overseas, they are looking for an independent contractor that can oversee all capital projects across all of their properties.  The successful incumbents responsibilities will include, but are not limited to:

  • Conducting regular building inspections and providing comprehensive reports to management overseas
  • Addressing any emergency situations affecting building systems, building envelope or any other structural and/or electrical damage
  • Meeting with external Contractors, Engineers or Architects to discuss status of projects
  • Tendering and awarding contracts
  • Selection of projects and materials being used in capital projects
  • Supervision of external contractors throughout all stages of projects to ensure quality standards, budgets and timelines are adhered to and reasonable.
  • Manage relationship with 3rd party Property Management firm 

QUALIFICATION:

  • 3+ years’ experience managing projects within the multi-residential construction sector
  • 5 + years’ Project Management experience
  • Independent contractor with HST number a must
  • College Diploma or University degree, preferable in Engineering
  • PMP an asset
  • Strong business acumen with an engineering diploma or degree an asset
  • PMP a strong asset
  • A strong understanding of mechanical, electrical, structural components of a residential high-rise
  • Excellent communication skills, with an assertive personality and an ability to direct trades
  • Strong interpersonal skills and professionalism

EDUCATION:

  • College Diploma or University degree, preferable in Engineering
  • PMP an asset

EMPLOYMENT TYPE:

Independent contract with a Valid HST number required to invoice company for work completed

COMPENSATION:

Negotiable

Only in Kitchener/Waterloo
